House extensions are great, as they create additional space in your property, whilst also adding value to it. Before you start building, there’s a process you need to take.
Contact a local estate agent and find out the ceiling value in your streets. There’s no point over developing your property to not see a potential good return on investment.
Don’t go straight to a builder with your idea, we highly recommend contacting an architect. They can design an extension right for your property. If you skip the architect and go straight to a builder, who builds a badly designed extension, it could end up reducing the selling price.
When budgeting, don’t forget that on top of the actual build budget, you need to also consider; architect, engineer and builders fees. There are also planning costs and Government VAT to consider.
